Colby invites applicants to apply for the position of: DIRECTOR OF OPERATIONS AND MAINTENANCE Facilities Services Full-Time, Exempt, Salaried, Administrative Staff Appointment The director of operations and maintenance is responsible for managing the operations and maintenance of campus buildings, related systems and equipment, utility generation/distribution and campus utility infrastructure, with a focus on sustainability. This position oversees and coordinates the work of the trade shops (electrical, mechanical, carpentry, locksmith, and paint) and the central heating plant and is the primary liaison between trades staff and campus customers. As a key member of the Facilities Services management team, the director may oversee the management of occasional major or critical infrastructure projects. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES: Oversee the daily maintenance and operations, as well as long-term planning and outlook for campus buildings and related systems, equipment, and infrastructure Ensure that maintenance and operations work is completed safely, properly, within budget, and in a timely manner Provide leadership and guidance for the supervisors of the mechanical/electrical shop, the building maintenance shop, and the central heating plant on issues related to safety, leave, performance, budgets, etc Collaborate with the director of sustainability and the environmental health and safety director to ensure sustainability in systems, compliance with departmental goals, and all safety regulations Make recommendations to the AVP for Facilities and Campus Planning for short and long-term changes or updates in buildings, equipment, and/or systems for improved efficiency or operation Utilize engineering principles and experience to predict and plan maintenance and renewal Ensure that building and utility systems plans are accurately updated Respond to customer concerns and follow through to ensure they are adequately addressed Collaborate with other Facilities Services personnel and campus constituencies to identify problems and develop viable solutions Serve as an integral member of project teams and facilities services management team Provide project oversight for critical infrastructure projects including planning, estimating, design review, bidding, and construction Ensure that the College is in compliance with existing regulatory requirements including: OSHA, DEP, EPA, NFPA, ADA, City of Waterville, etc; maintain appropriate documentation Perform additional duties as assigned; duties, responsibilities, and activities may change at any time with or without notice QUALIFICATIONS: Bachelor's degree or the equivalent in education and experience; engineering degree preferred Professional Engineer's license in the State of Maine and an advanced degree preferred Minimum 8-10 years of experience in maintenance or facilities engineering required; institutional experience preferred. Knowledge of applicable codes and regulations Experience with high pressure boiler operations, steam turbine generators, and wood boiler operations Demonstrated commitment to continuous quality improvement and the use of sustainability practices Competence with word processing, analytical, and database software CAD and GIS knowledge preferred Positive leadership qualities, integrity, credibility, and the ability to motivate people Ability to work cooperatively, solve problems, make decisions, and effectively manage personnel and financial resources Ability to make an impact through work as a member of a team and diverse community Valid driver's license required and must meet the College's Fleet Safety Policy requirements KEY RELATIONSHIPS: The director of operations and maintenance reports to the AVP for facilities and campus planning and directly supervises the supervisor of mechanical/electrical services, the supervisor of building maintenance, and the engineer-in-charge at the central heating plant. WORKING CONDITIONS/PHYSICAL REQUIREMENTS: General open office and campus environment. Position involves sitting, although frequent movement is necessary.
